Redding and Shasta is just fine. While inventory of listings have increased from 1314 to 1654 as of the latest numbers. Total sold has increased this year, from 148 to 175 year to date 2007. Average home prices have increased from $321,585 to $335,690, while average home sold price has gone from $304,772 to $324,424. Average days on the market is currently 123 almost the same as last year which was 121.
Members of the Shasta Association of Realtors are griping over an long going ad by the Ex Mayor and a current Shast Realtor.
Former Redding Mayor Ken Murray, a licensed Realtor, has angered other agents in the area for his dire prediction for the Realty market.
In the long running commercial he says we’re in the middle of a down cycle, a trend that will continue. He encourages people to call him for advice on how to buy or sell in these tough times.
His critics claim that we are not in a down cycle and in fact know one can really predict the real estate future.
The November Real Estate Market figures are much better than the prophets of doom have predicted, so once more they are wrong. Of course there has been a slow down. In fact a little needed adjustment., but the market is healthy and moving forward. There has been no bubble bursting. Lets look at the published stats.
In 2006, 171 home were sold in 113 days (less than 4 months) with an average sale price of $308,905. This compares to 284 sold in 94 days for an average of $321,361. It is certainly a buyers market with 1821 Shasta area Homes for sale
What really shows a decline in our area is the vacant t land sales. 29 parcels sold last month compared to 72 one year ago.. What this really says is that the major developers have backed off somewhat. Some will think this is very good news!
With Interest rates stable and housing available, many “experts” in the field of real estate are now saying it is a very good time to purchase that new Home.
In January the stats show that once again prices are rising in The Shasta and Redding real estate market. Although the number of homes sold decreased slightly in January from the 2005 figures of 208; the sale prices increased from $297,839 in January 2005 to the 2006 figure of $339,502. There was a 51% increase in listings, from 672 in 2005 to 1174 in January 2006.
The same is true of land sales. Although it seems to be taking a little longer to sell property, (this January the stats showed 181 days). Whereas in 2005 the average days on the market was 165. The average price in the Shasta area for a parcel of vacant land is $210,841, up a whooping $100,000 from last year.
The Statistics are out for the December 2005 Shasta and Redding real estate market. It looks like the Redding real estate is still heathly and promises to continue through this year.
In Dec. 2005 there were 1078 homes listed with 192 Redding area properties selling. The average selling price was $326,076.00. And the average time Redding realty was on the market from listing to escrow was115 days.
The listings for Redding area vacant land totaled 545 properties with an average sales price of $181,000.00, taking on the average 117 days to sell. The sale price of land showed an increase of $100,000 from 2004. This is an increase of about 25% land appreciation since 2004. This very high jump in value is due to the numerous new home developments in the area.
